Comprehensive Home Watch Checklist

This checklist is designed to provide a thorough inspection and maintenance of your property while you are away. If you have any specific needs or concerns that are not addressed below, please just let us know and we will be sure to include in your plan.

General Inspection

Exterior Check

Conduct a full inspection of the property perimeter look for anything unusual.
Check that all windows and doors are secure.
Ensure the alarm system is functioning correctly (if applicable).
Inspect the roof and the rest of the exterior for any issues.
Check for any signs of vandalism or trespassing.
Visually inspect the landscaping note broken sprinklers or dead plants
Clean the front entryway and back slider areas of bugs and debris.
Check AC drip line and periodically add vinegar to keep it clean and flowing
Bring in all mail, packages, and flyers left in doorway

Interior Check

Examine the temperature and humidity levels inside the home.
Clean any dead bugs or similar debris
Run water briefly in sinks, toilets, and showers to ensure drains are working and to prevent odors.
Make sure hot water heater is set to correct temp or vacation if away
Check for any plumbing leaks.
Look for popped circuit breakers.
Inspect major appliances, including the refrigerator and washing machine.
Check for signs of mold or mildew on walls, windows, and ceilings.
Inspect all cabinets for leaking bottles or pests.
Perform a full inspection of the garage.
Look at Air Handler and make sure it is functioning and no water leaks or sir issues

Remove any flyers, mail, or brochures at front door area

EXTERIOR

Our Home Watch Inspections

Walk exterior and look for vandalism or unusual activity

Alert any bad odors or unusual smells in the home

Observe landscaping , irrigation, and report any issues

Check for visible signs of pest infestation, insects, rodents, etc.

Verify all windows and doors are locked

Run water in all faucets, flush all toilets, and look for any leaks

Upon arrival check thermostat temperature and humdity level

Visually inspect the roof from the ground, missing shingles, etc,

Turn on garbage disposal, check appliances and washer hoses

INTERIOR

Inspect lania furniture and look for anything amiss

Check AC drip line and brush if necessary

If pool, check water color, water level, and filter area

Go to electrical panel and check all breakers

Check refrigerator(s) and freezer(s) are at proper temperature

Visually check any smoke detectors or similar alarms

Check water heater for leaks and or confirm temperature is correct

Check all blinds, window treatments and lighting is as requested

Clean any debris and dead insects at front and back doors
